Bold claim: a five-storey hotel on Kent’s coast could overshadow an iconic shoreline. That's the concern as Dover Harbour Board (DHB) eyes a taller version of the yet-to-be-built Electric Hotel at the Marina Curve development, expanding the plan by 68 rooms.
What happened and why it matters: DHB originally secured planning permission for a 90-bed hotel spread across three and four storeys back in 2020. In November last year, they submitted a revised plan to Dover District Council (DDC) to increase the size. DHB’s chief executive, Doug Bannister, says the extra height is necessary to reach a viable financial position, noting that the hotel market softened significantly after the initial approval and that the project now needs different funding and operators to be workable. If all goes to plan, construction could begin by the end of this year or early next year, assuming contracts and funding align.
The revised design moves from four to five blocks and adds a rooftop restaurant and bar. Every room would have sea, marina, or cliff views. DHB says the update represents an improved plan to meet rising demand and to offer a higher-end, or upper-midscale, hotel experience with views of the White Cliffs and Dover Castle.
Opposition from locals and preservation-minded groups is vocal. The Dover Society, a civic group promoting planning and architectural standards, argues the refreshed bid worsens an already poor design and labels the proposed 158-room building as too tall, as well as dominating and obtrusive to the waterfront’s iconic character.
The project forms part of the broader £250 million Dover Western Docks Revival—an overarching programme that has reshaped the area over the past decade, including the creation of Marina Curve and Marina Pier. The DHB spokesman emphasized ongoing dialogue with stakeholders and promised more information as redevelopment progresses.
